This particular home sits on a quarter-acre lot in the gated &lt;strong&gt;Los Saguaros&lt;/strong&gt; community, complete with an RV garage and mountain and golf course views right from the backyard. Built in 2025, it’s still one of the newer homes in the neighborhood — and today we’re walking through it top to bottom, courtesy of Jerry Gonzalez with Team Integrity and Keller Williams Southern Arizona, who graciously let us tour the property.&lt;/p&gt;

Prices are climbing, homes are selling faster than they were a year ago, and by one key measure, it’s still a market that favors sellers. But there’s a catch buried in the data that every seller needs to understand before putting up a “For Sale” sign, and it comes down to one word: pricing.&lt;/p&gt;

&lt;p&gt;Let’s walk through what the numbers actually say, and what they mean for your specific situation.&lt;/p&gt;

&lt;p&gt;A 2.1% increase isn’t a spike, and it’s not a correction either. It’s the kind of steady, healthy growth that signals a stable market rather than an overheated or declining one. If you bought a home in the last year, your equity has moved in the right direction. If you’re weighing whether to list, that stability gives you a solid foundation for pricing strategy.&lt;/p&gt;

&lt;p&gt;But price alone doesn’t answer the “should I sell now” question. For that, you have to look at how quickly homes are actually moving.&lt;/p&gt;

&lt;p&gt;Another figure worth watching is &lt;strong&gt;months of supply&lt;/strong&gt;, which tells you how long it would take to sell every home currently listed at the current sales pace. Right now, that number is &lt;strong&gt;3.45 months&lt;/strong&gt;. Historically, anything under four to five months tends to favor sellers, since buyers have fewer homes to choose from relative to demand.&lt;/p&gt;

  &lt;li&gt;&lt;strong&gt;$500,000–$600,000:&lt;/strong&gt; Solid, steady activity here, and a range where a lot of move-up buyers in Pima County are currently shopping.&lt;/li&gt;
  &lt;li&gt;&lt;strong&gt;$800,000–just under $1 million:&lt;/strong&gt; This range saw sales jump &lt;strong&gt;33%&lt;/strong&gt; compared to last year. Even though the buyer pool is thinner overall, demand at this price point is accelerating faster than almost anywhere else in the county.&lt;/li&gt;
  &lt;li&gt;&lt;strong&gt;Above $1.2 million:&lt;/strong&gt; Far fewer transactions and a longer runway to find the right buyer. It’s not a bad market here — it’s simply a different one, requiring a different strategy.&lt;/li&gt;

&lt;p&gt;The takeaway: “is now a good time to sell” depends heavily on where your home sits. A $350,000 home is in the most competitive segment in the county. An $850,000 home is riding a wave of accelerating demand. A $1.3 million home needs a patient, tailored approach.&lt;/p&gt;

&lt;p&gt;After walking them through a marketing approach, negotiation strategy, and a data-backed pricing analysis, the sellers chose to move forward with a strategy grounded in the numbers. The home went under contract in 30 days, on the tenth showing, and closed smoothly.&lt;/p&gt;

&lt;p&gt;Afterward, the sellers shared why they’d chosen this approach over the competing agent’s recommendation: the other suggested price was too high, and they understood that overpricing in this kind of market usually just means sitting longer — and eventually dropping the price anyway, after losing valuable time.&lt;/p&gt;

&lt;p&gt;If your home is priced correctly, presented well, and you understand where your specific price point fits into this market, the data supports listing now. Not because the market is red-hot, but because it’s stable — and stable is something you can actually plan around.&lt;/p&gt;

&lt;p&gt;Pricing and presentation simply matter more today than they did when almost anything sold regardless of condition or price. That’s not bad news. It just means the sellers who approach it strategically are the ones who come out ahead.&lt;/p&gt;

But there’s a financing tool that’s quietly becoming one of the biggest advantages in today’s Tucson and Pima County real estate market — and most buyers, and even a surprising number of agents, don’t fully understand it: the assumable loan.&lt;/p&gt;

&lt;p&gt;Instead of a buyer applying for a brand-new mortgage at today’s rate, an assumable loan lets them step into the seller’s existing loan — same interest rate, same remaining balance, same remaining term. No refinancing. No renegotiating. Just a straightforward handoff.&lt;/p&gt;

&lt;p&gt;With the gap between rates from a few years ago and rates today still wide, this option is worth understanding whether you’re planning to buy or sell in Southern Arizona.&lt;/p&gt;

&lt;p&gt;Here’s the simplest way to think about it: when a buyer assumes a loan, they take over the seller’s mortgage exactly as it stands. &lt;p&gt;&lt;strong&gt;FHA loans:&lt;/strong&gt; These work a bit differently. The buyer still has to qualify based on their own credit and income — it’s not automatic — but there’s no entitlement complication like there is with VA loans.&lt;/p&gt;

&lt;p&gt;For example, if the remaining loan balance is $280,000 but the home is worth $400,000, that $120,000 difference doesn’t just disappear — the buyer has to cover it, either in cash or with a second loan layered on top.
